Cunningham Park Modern is a refined reinvention of suburban living that demonstrates how contemporary design and sustainable performance can work in complete harmony. Conceived as a deeply personal response to the homeowners’ aspirations for beauty, comfort, and environmental responsibility, the project transforms a dated, compartmentalized house into a bright, architecturally expressive home tailored to modern family life.

From the outset, the design focused on creating a seamless relationship between interior and exterior spaces. Expansive glazing floods the home with natural light while visually connecting the warm, modern interior to the surrounding landscape. Clean architectural lines, vaulted ceilings, and carefully selected natural materials establish a calm sophistication throughout the residence. The result is a home that feels open and welcoming while maintaining a strong architectural identity.

Inside, the original fragmented layout was completely reimagined into a flowing open-concept plan that supports connection and everyday functionality. The kitchen and dining spaces serve as the social heart of the home, overlooking a backyard designed for year-round enjoyment, complete with a pool, hot tub, BBQ deck, and productive garden beds for vegetable cultivation. Every space was thoughtfully planned to support the owners’ lifestyle, balancing practicality with visual clarity and comfort.

A defining feature of the project is its commitment to high-performance sustainable construction. Certified Net Zero Ready, the home underwent a comprehensive building envelope renovation that included significantly increased insulation, enhanced air sealing, and the installation of high-performance triple-glazed low-E windows. These measures dramatically improved both energy efficiency and occupant comfort. Annual energy consumption was reduced from 139 to 71 GJ/year — a 65 percent reduction — while airtightness improved from 3.68 ACH to an exceptional 0.74 ACH @50Pa. As a result, the home performs 47 percent better than a comparable new home built to current Ontario Building Code standards, while greenhouse gas emissions dropped from 5.6 to 1.2 tonnes annually.

Heating and cooling are primarily provided through an efficient air-source heat pump system, further reinforcing the project’s low-carbon approach. Beyond performance metrics, the home delivers meaningful improvements in indoor comfort, air quality, and long-term operational resilience.

Innovation is also expressed architecturally through several custom features. The suspended living room loft, engineered with structural steel supports and a fully anchored safety net, creates a playful and multifunctional retreat for relaxation and entertainment. One of the project’s greatest technical challenges involved reorienting the original east-facing roof structure to face south in preparation for future solar panel installation. This complex intervention required precise coordination to preserve the home’s openness, airtightness, and thermal performance while achieving the desired solar orientation.

The lower level was equally transformed to support wellness and flexibility, incorporating a custom home gym and office space that respond to evolving patterns of living and working from home. Throughout the project, every intervention was guided by the principle that sustainability should enhance — not compromise — aesthetics, comfort, or functionality.

To extend the project’s impact beyond the home itself, the marketing strategy emphasized education and community engagement.
